Are you getting a fair price?

The best way to ensure you are paying a fair price for your next home is dependent on what the home is worth.  And, determining true worth starts with having good, reliable information.

Sounds easy enough, right?  Well, the average house hunter, working with the average real estate agent will use metrics like home price, square footage, amenities and location to find a suitable home.  While these are certainly important variables to consider, they will tell you little about the property and its true value.  In other words, this is simply surface level stuff, first layer information.

So, what about the second layer information?  You know, the pieces that tell the real story behind the sale—the brow-raising kind of stuff that completes the picture of the property, potentially making or breaking a deal.  This type of information will come from asking questions like:

  • How does the price of this home compare to others of similar size in the area?
  • What is it about this home that’s kept it from selling in the last two years?
  • Why does this property keep dancing on and off the market every few months?
  • Is this the first and only realtor to have listed this property?

Though often omitted, these layer two factors cannot be overlooked.  If a home has been on the market for an inordinate amount of time, there is a reason or possibly several reasons for it and it is absolutely worth your while to find out those reasons.

So, where do you even begin?  Sure, there are some free, dependable resources out there like Zillow and Trulia.  These sites are great for finding information about market conditions and regional price comparability.  But (and there’s always a but), to find out just how long a particular property has been up for sale, who has listed it previously and at what price you will need  the help of an agent.  We don’t just say this because we are agents—we say it because it’s true.  The general public does not have access to records as extensive as we do and will, therefore, still be left somewhat in the dark—stuck on layer 1.5—even after a great deal of effort and research.

Territory, for example, is accustomed to providing extensive property evaluations like this one for our clients.  Assessing everything from price variation, timing and longevity of realtors involved, and the entire history of purchases and sales on home, we can provide buyers with those second layer goodies right up front.

It is OK to be cautious when looking to purchase a home in today’s market, but it’s another thing to be uninformed.   And, because we know that gathering the facts on your own isn’t easy, we are here to help.  There’s no reason you should have to wonder whether or not you are getting a fair price on your next home when we have the ability to let you know for sure.
